The Nightingale Village is a collection of six neighbouring buildings, each designed by a different award-winning architect using the social, environmental and financial sustainability principles of the Nightingale model. These principles were embedded in every building, and across the street.

 

While each building has its own investors and is its own financial entity led by the architect, the adjacency of the developments offered a unique chance to co-operate and align with each other to achieve better outcomes across the site for investors, future residents, retailers and at the street level.

 

It’s not an urban experiment, but a chance to change the way housing is built on a wider scale and to create smart, deliberate and liveable density.

ECI INVOLVEMENT

Hacer Group was engaged in an Early Contractor Involvement (ECI) role by Duckett Acquisition Collective Pty Ltd, to resolve the designs and confirm buildability and achievement of the Village’s ambitious Environmentally Sustainable Design (ESD) objectives. Coming off the delivery of Burwood Brickworks which achieved similarly high ESD aspirations, we had suggestions on how to achieve the ESD outcomes including the best methods for sourcing materials which proved invaluable during the height of the COVID pandemic.

Working with the project team, including ESD Consultants Integral Group and WSP, Hacer Group ensured that the Nightingale Village incorporated energy efficient and sustainable design - exemplifying the Nightingale Model principles of passive design, material reductionism, quality architecture, shared amenity, and low operational costs for tenants with extensive open and communal spaces helping to provide to an integrated community for residents.

 

Each of the 6 buildings features rooftop rainwater collection for toilet flushing and landscape irrigation (supporting generous rooftop gardens and green facades), a solar PV array, high performing façade, centralised heat pump for hydronic heating and an embedded network which provides residents and tenants 100% fossil fuel-free power. 5 of the 6 buildings have an average NatHERS rating of 7.5 stars, with the 6th building achieving a 9 Star building average.
